I've been getting land approved for development for over 20 years. My company Allied Development (based in Scottsdale, AZ but doing deals nationwide) is one of the fastest-growing land development companies in the country.

What we do at Allied Development is simple:

  • Find off-market raw land with development potential in areas that home builders desire.

  • Project-manage the approval process called "Entitlements" (this is where we add-value).

  • Sell the approved project to a home builder "shovel-ready" without ever touching the dirt or doing any construction.

Can I do this from home?

Yes! One of the beautiful things about our strategy is the fact it can be done from anywhere. Unlike fix-n-flippers who need to visit prospective properties to estimate rehab costs, all the data that you need to assess the development potential and value of a piece of property is available online or over the phone.

What overhead is there in operating a land acquisition business like this?

You can start out on a shoestring budget. You don’t need staff, technology, or office space. You'll probably want to create a simple website, get some business cards, and do outreach mailings regularly, but otherwise it’s very cost-efficient. Contrast this with your average startup expenses and the advantages to becoming a Land Acquisition Specialist are very clear.

How competitive is land? Is it like house investing and wholesaling?

No! This is one of the reasons it's considered the best kept secret in the industry. Very few people have the skillset that you'll have. And most people avoid land deals because they think they’re too expensive, risky, and complicated.If you're used to competing against dozens of wholesalers, rehabbers, and agents for residential house leads, you're going to love working on land deals because it’s rare that you’ll come up against another competing offer.

How do you approach the seller once you find out who that is?

That's one of the easiest parts of this strategy. The bulk of our success over the years has just been identifying these pieces of property that we want to go after, figuring out who owns them and giving them a call. The conversation is usually pretty basic,

"Hey, I think your property might have some development potential, and I wanted to touch base and see if you might have any interest in selling," and then taking it from there. If you’ve got the knowledge you’ll gain from the VestRight course and you know what you’re doing when you call them, it’s about follow through and relationship-building.

How do you value land without comparables?

We have an entire portion of our course that is dedicated to determining value. Without getting into the weeds, we teach you how to take what a home is selling for and work backwards to figure out what a raw lot is worth.

What are the typical terms you use when structuring these deals?

Unlike the fill-in-the-blank purchase agreements used in home sales, each land deal is customized to the seller, owner, and the asset (the land itself). In our course we teach you how to address all the concerns a developer will have when assessing the value of a potential purchase. This aspect of the training alone is worth the price of the course, and it’s just the tip of the iceberg.

How long will it take me to close a deal?

Making a fortune in land deals using our methods is not a "get rich quick" method. The entire entitlement and development process can take an average of 12-18 months so timing will depend on a number of factors such as location, size of land, and your exit strategy.

How long will it take me to LEARN to do deals like this?

Here at VestRight™ we're very proud of the training and coaching programs we've developed which have helped students graduate and go on to do big deals in as little as 3 months from starting their apprenticeship with us.
